Primary market inventory is tighter than the national picture

The number that changes what you should do: most of this market is tighter than the country as a whole. The National Association of Realtors reported 4.9 months of supply nationally. Here, the Real Estate Data Aggregator counted supply ranging from 1.9 months to 3.6 months across most ZIP codes. That gap is the whole story.

These numbers cover the three months ending July 31, 2026. Read them with that period in mind.

How local supply stacks up against the U.S.

The National Association of Realtors said 4.9 months of supply is the highest national level in over ten years. That sounds like relief for buyers. But the Real Estate Data Aggregator shows most of this market did not follow that pattern.

Most ZIP codes here sit well below 4.9 months. That means buyers in those areas still face real competition. A softer national mood does not mean a softer local market.

What buyers feel on the ground

Realtor.com reported that the typical U.S. listing spent 61 days on the market for the week ending September 19, 2026. Here, the Real Estate Data Aggregator shows most ZIP codes moved faster than that. ZIP 93033 had a median of 33 days. ZIP 93013 had 31 days. ZIP 93010 had 34 days.

Not every home sold fast. ZIP 91377 sat at 60 days, and ZIP 93012 at 54. Those are honest differences. Speed depends on the street, not just the ZIP code.

Above-list sales: still happening in most areas

Nationally, sellers gave concessions in 44.7% of sales in August, according to data reported by Redfin. The picture here is mixed. ZIP 93033 had 75.6% of homes sell above list price, per the Real Estate Data Aggregator. ZIP 93066 had 60%. But ZIP 93103 was at 11.6% and ZIP 91361 at 12.8%. Prep and price still decide which side a home lands on.

Pending sales of 1,629 against 1,646 homes for sale shows demand is close to supply. That is not a loose market. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. Local prices moved in different directions by ZIP, so the national trend is only a backdrop.

Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. The 15-year averaged 6.42%. Those rates shape what buyers can afford, and that shapes how many compete for each home.

What this means if you own a home here

Supply is not evenly loose across this market. Some ZIP codes are genuinely tight. Others have eased. Pricing and prep still matter because buyers have more choices than two years ago, even if supply here is below the national level.
